What does $8,000 actually get you?

The $8,000 anchor is a basement kitchenette: a compact run of stock cabinets, MDF countertop, a basic backsplash, sink with faucet, plumbing and electrical rough-in, and a range hood. The moment you cross to a main-floor kitchen with new flooring, full trades, paint and a quartz countertop, you’re at the $12,900 entry for houses. Condos add about $1,000 for board logistics — so $13,900 is the floor there.

Finishes range widely too — a faucet runs from $40 to $1,000+, tile from $2 to $25+ per sq ft, hinges and pulls from a few dollars to $30–$50+ each. But those are easy to dial up or down to fit a budget. The cabinet line is the one big decision locked in early, so Platon walks you through it first across supplier showrooms in Vaughan, Aurora and Etobicoke.

What moves the price most

Cabinet line — the single largest variable. Stock MDF (~$300/lin ft) to European flagship lines ($3,000+/lin ft). On 18 ft that’s a $50,000+ spread; cabinets are 35–45% of total cost.
Layout changes — keeping plumbing in place saves $1,500–$8,000.
Countertop — laminate $30–$60/sq ft, quartz $50–$150, stone $120–$250+.
Hidden conditions — older homes hide knob-and-tube, galvanised lines, asbestos. Written change order, not a phone call.
Structural scope — wall removal with beam + relocating ventilation, wiring, plumbing and drainage: $6,000–$18,000.

TSSA gas permits filed where applicable. Any post-demolition discovery — photographed, written change order, your signature, then we proceed. No verbal approvals, no silent add-ons. Most kitchens we build in Vaughan and the GTA finish in 3–8 weeks on site, plus 1–2 weeks of pre-construction. Cabinet line decides the short or long end: in-stock 3–10 days, Magic Reno Custom Line 6–10 weeks, European factory 8–12 weeks. Cabinets are ordered the day design is signed off — production runs in parallel with permits, demolition and rough trades.

Pre-construction (weeks 1–2): design finalised with Platon, kitchen measured, cabinet category and finish chosen. Week 2 locks the spec on paper, signed by you — cabinets ordered that day; permit filed the same week if needed.

On-site (weeks 3–8 typical): Day 1 full demolition; days 2–3 rough-ins with brief shutoffs; ESA inspection before drywall; tile and paint; cabinet install days 8–9; countertop fabrication 10–14 days off-site (the longest hold); final connections and walkthrough with Dmytro.

Quartz, Granite, or Porcelain — Which Countertop Makes Sense?

Quartz lands on roughly 8 of 10 of the kitchens we build in Vaughan and the GTA — non-porous, no sealing, predictable colour batches, installed $50–$150 per sq ft. 100+ countertop varieties across quartz (Caesarstone, Cambria, Silestone, MSI), natural stone (granite, Calacatta marble) and ultra-compact porcelain (Dekton, Neolith). Quartz brands: Caesarstone (widest GTA dealer network), Cambria (North-American made, strong veined looks), Silestone (broadest palette incl. Eternal Calacatta Gold), MSI (competitively priced). Price spread is small (~$5–$15/sq ft) — choice usually comes down to the pattern and what’s in stock at templating. Countertops can’t be ordered until cabinets are installed and the fabricator templates the as-built kitchen, adding a 10–14 day lag bridged with a temporary surface and working sink.


Condo Kitchens

What If Your Kitchen Is in a Condo?

Condo kitchens are a different category — different rules, logistics and layout limits. Full execution guide on our condo kitchen renovation page.

Board approval, elevator booking, restricted hours. Most GTA boards require a renovation package — scope, contractor insurance ($2M+ liability, WSIB clearance), noise schedule, refundable damage deposit ($500–$2,000). Approval 2–6 weeks. Elevator booking $200–$500 each, 2 weeks ahead, usually 2–3 minimum. Hours typically 9 am–5 pm, extending on-site time ~20–30% vs a house. We handle the paperwork as part of the contract.

Plumbing stack and venting limits. The vertical stack serves every unit — it can’t be relocated, so the sink stays within ~3 ft of its original position. Range hoods are usually recirculating with charcoal filters; exterior venting is prohibited in most towers built after 2000. Gas is rare; induction is the default.

What this isn’t: condos before 1985 with original copper plumbing (often replacement back to the riser, $4,000–$9,000 add-on), or buildings with a board-wide kitchen-replacement program. Confirm both with your board before requesting a quote.

Behind the Walls

What Do We Find Behind the Walls in Older Vaughan & GTA Homes?

About 4 in 10 kitchens we open in older Vaughan and surrounding homes turn up at least one of: knob-and-tube wiring, aluminum branch circuits, galvanised steel supply lines, cast-iron drain stacks at end-of-life, asbestos in old floor mastic or drywall compound, or an out-of-level subfloor. None appear in a quote before demolition. What we guarantee: every discovery is photographed, priced as a written change order, signed by you, then we proceed. No verbal approvals.

Knob-and-tube & aluminum wiring. ESA rules are strict — a modified circuit gets replaced with copper back to the panel before drywall closes. Typical add-on $3,500–$8,000 incl. ESA permit. A 60-amp panel needs upgrading to 100A/200A — another $2,500–$5,000. We test panel capacity before quoting.

Galvanised supply & cast-iron drains. Galvanised lines corrode from inside — we replace what we open ($1,500–$4,000). The cast-iron-to-PVC transition is where slow leaks start; if dripping when exposed, we re-do that section ($2,000–$6,000).

Asbestos in old mastic, vinyl tile, drywall compound. Ontario law requires Type 1 or Type 2 abatement by a licensed contractor — typically $1,200–$3,500. Detailed ranges in the 2026 cost guide.

$8,000 for a basement kitchenette — six cabinets with an MDF top, a basic backsplash, sink with faucet, plumbing and electrical rough-in, range hood. We will not quote below that for a main-floor kitchen because anything cheaper means cutting cabinet quality, trades licensing or warranty coverage.

On-site work runs 2–4 weeks for a cabinet update, 3–5 weeks for a standard house, 4–6 weeks for a condo (plus 2–6 weeks board approval), 6–10 weeks for an open-concept conversion.

Permit triggers are consistent across Vaughan, Toronto and most GTA municipalities: structural wall removal, plumbing relocation beyond same-location rough-in, HVAC changes, gas line work and significant new electrical circuits. Cosmetic renovations typically do not require a building permit. We file and track every required permit (City building, ESA electrical, TSSA gas) at no add-on fee; permit fees are passed through at cost.

Most clients do. The kitchen is cleared on Day 1 — no sink or cooking access from that point. Days 2–3 cover rough-ins with brief 2–4 hour shutoffs. The longest hold is the 10–14 day countertop fabrication window after cabinets are installed. A microwave, kettle, mini-fridge and a $60–$120 portable induction plate cover most daily needs.

Stock semi-custom from ~$300/lin ft are pre-finished, 30+ door styles, ship in 3–10 business days. Magic Reno Custom Line at $600–$1,300/lin ft is made to your kitchen’s actual measurements across three door categories (Slab, Paint-grade MDF, 5-piece Wood & Veneer) with 6–10 week production. European factory at $1,200–$3,000+/lin ft is imported veneer and lacquer fronts with 8–12 week lead.

Five milestones: 5% at contract signing, 45% on sign-off of the spec and approved design (this releases cabinets into production and starts the project clock), 20% after demolition and rough-ins are complete and inspected with flooring installed, 20% after cabinets installed and countertop templated, 10% at final acceptance. Payment methods: e-Transfer, cheque or major credit cards (processing fee may apply).

Two-year workmanship warranty in writing on all installation work, signed at handover. Cabinetry warranty 1–5 years depending on line and finish. Finish materials covered by manufacturer’s warranty. Tile and waterproofing on bathroom-adjacent work carries a 5-year warranty separately.

Every quote lists conditional line items at the top — asbestos abatement, structural engineer fees, panel upgrade, plumbing relocation — with upper-bound pricing, billed only if testing or demolition confirms they apply. If a different surprise appears, work pauses, the issue is photographed, a written change order is drafted with the new scope and price, and nothing proceeds until you sign.

Yes. The board package — scope, our insurance certificate ($5M CSIO + WSIB), noise schedule, refundable deposit form — is prepared and submitted before the contract is signed. Elevator booking ($200–$500 each, 2–3 minimum) is pre-scheduled 2 weeks ahead by Dmytro. Restricted hours (9 am–5 pm) are built into the on-site timeline.
